In the Wintergreen area real
estate market, the July 4th holiday traditionally marks the
start of the busy summer season. Leading up to this milestone,
we have witnessed a gradual pick up in real estate sales over
the past month, split evenly between the mountain and valley
communities. While both real estate appreciation and market
activity have slowed in comparison with the growth we were
witnessing this time last year, most experts agree that this
is a move towards a much more sustainable rate.
We
do not expect to see a major slowing simply because of
the huge baby boomer population that is just now reaching the
peak period (age 50-59) of investing in primary/second homes.
It is widely agreed that this generation will dominate the
home buying market for at least another decade. According to
the National Association of Realtors (NAR), a record 2.82
million second-home purchases were recorded in 2004, up 16.9
percent from the previous year, when second home purchases
accounted for more than one-third of all real estate
transactions.
Location
for those purchasing a second home is obviously a prime
concern, and for that reason, the Wintergreen and Stoney Creek
market will continue to thrive. With immediate access to
Charlottesville, University of Virginia, first-class medical
facilities, arts and entertainment, sophisticated restaurants,
and a youthful community, it is safe to say that we really
have it all (plus the beautiful mountain and valley
vistas!).

Wintergreen Real Estate Company continues to rank as the
top-performing real estate firm in listings and sales at
Wintergreen and in Stoney Creek. The chart above compiles data
from the 2006 CAAR records (Charlottesville Area Association
of Realtors), showing the number of sales that Wintergreen
Real Estate Co. participated in during the months of January -
May 2006.
Welcoming
Stone Orchard
Development
has begun on Stoney Creek's last golf-front neighborhood:
Stone Orchard. Bordering the 9th fairway and green of the
Tuckahoe golf course, the 50 homes and town homes at Stone
Orchard will be built by the national homebuilder Ryan
Homes.
Stone Orchard will be a carefully planned
neighborhood with extensive landscaping and an attractive
streetscape. Elevations will be varied, architecturally
sensitive, and attractive, so as to fit right in with the
surrounding Stoney Creek community.
Ryan
Homes has designed three different home styles for the Stoney
Creek community, and homeowners will have the ability to
customize their home with over 100 options, ranging from
extensions to bay windows, countertops to additional bedrooms.
The Stonehurst is a 2183 sq.ft. three-bedroom villa-styled
town house, with the living room and dining room open to the
second floor, giving the home a spacious feel. Pricing
start at $419,990. The Springbrook is a three-bedroom detached
home of approximately 1852 sq.ft., but is expandable to 2800
sq.ft. Pricing starts at $479,990. Finally, the Sumner is
the most elegant and spacious of these homes, with three or
four bedrooms on the main level and 2550-3538 sq.ft. of living

The
Best 4th of july celebration ever
What better way to
celebrate the July 4th holiday than with friends and
family at Wintergreen. The Resort has been busy
preparing what will surely be a holiday weekend to
remember. Starting on the evening of Friday, June 30th,
and continuing through the July 4th holiday, the
extravaganza will include several concerts, arts &
crafts shows, chairlift rides, a block party, an outdoor
showing of Madagascar, casino night, fireworks shows and
more.
Wintergreen Real
Estate is proud to participate in the holiday events by
hosting Johnny White and the Elite Band, a ten-piece
Motown and R&B ensemble known for tight harmonies
and explosive dance moves. We hope you’ll join us
Saturday night at 6:30PM at the Evans Center (the top of
Dobie ski slope) for good music and great company.
Stretch well and tie those shoelaces tight… Johnny White
and his band will have you dancing in no
time!

 The
Summit House

Site work has begun on the new
Summit House condominiums that will be
built at the peak of the Resort, adjacent to the
Wintergarden Spa and within walking distance to the ski
slopes. English Construction of Lynchburg, VA, whose
construction experience spans colleges, schools,
hospitals, and churches throughout the greater portion
of Virginia, will be breaking ground any day now, with
completion set for Fall 2007. The original plan of two
buildings with 47 villas has been scaled back to one
building with 36 villas, which in turn will allow
for better building positioning and more commanding
